The FHA anti-flipping waiver that was initiated back in 2003 has been extended again to run through the end of 2014. The intention is to encourage investors to continue to purchase foreclosed REO properties. Without this extension, Investors would be required to hold onto these properties for a minimum of 90 days before they are allowed to be purchased by a buyer utilizing an FHA loan. Having delivered a live seminar on November 12th in Beltway, MD, Teresa and I enjoyed a beautiful Fall weekend in Washington D.C. This is a very pretty place to be when the leaves are changing colors, especially when it was as warm and sunny as we experienced. In my travels across the country, I often talk about the "Perfect Storm" of opportunity that's now available to millions of Americans through the use of the FHA 203k Renovation Loan Program. What's important to recognize is that while a renovation loan is an ideal solution for many of these distressed properties, this a solution that is not just for REO's and short sales.

Although conversation about the FHA bringing an "Investor K" back to the market has continued for some time, currently investors can’t buy homes themselves using the FHA 203k. But does that mean they’re left on the sidelines when it comes to applying the power of our favorite renovation loan? Absolutely not!
